
So you have some questions. Whether you are buying or selling a home, there are many questions
that you may have. Here are some of the Frequently Asked Questions that I often get from my
clients. I'm sure you have more, so please contact me and I will be happy to answer all of them.
Question: How do I determine how much I should list my home for?
Answer: I can provide you with a Free Comparative Market Analysis or CMA for short. The CMA provides a detail
report on what the market is like in your area as well as a price range of what you could expect to get for your
home based on its unique features.
Question: What happens if I place an offer on a home, and it is accepted, but later I find out that there is
something wrong with the home.
Answer: First of all, one thing I will strongly suggest is a Home Inspection. There are many things that can
happen with a home over time, sometimes the homeowners are not even aware of the problems. If something
does come up during a home inspection, then both parties try to work it out prior to closing. This could be the
current homeowner repairing the problem or the buyer receives a credit during closing to pay for the repairs.
Question: If I'm looking to purchase a home does it cost anything to work with a Realtor?
Answer: Most of the time the seller is the one to pay the Realtors for their services. As buyer you typically will
not have to pay any commission to the Realtor. As your agent I will never charge a buyer for my services.
Whether it's Pre-Owned or New Construction, I expect to be paid by the seller.
Question: Once an Offer is made and accepted on a home, is there a standard length of time before a closing
will take place?
Answer: Yes, however both parties can agree to special terms that helps them make the transition easier. But
typically you have 30-45 days for a closing to occur.
Question: If I choose to list my home with you, are there any up front fee's ?
Answer: NO!, I don't get paid until I sell your home. I take the risk. I pay for the marketing of your home out my own
pocket, confident that I will be able to sell it.
Question: In a perfect world if I were buying and selling a home, both closings would be on the same day. What
happens if I am buying a home which closes on a different day than the home I am selling.
Answer: As your Realtor part of my job is to make sure we are always working towards a closing date that will
make the easiest transition for you to your new home. The best way to handle this is to make sure you close on
your new home first.
Question: Do I need to be pre-approved for a mortgage before I start looking for a home?
Answer: No, but I strongly encourage it. Its best to be pre-approved to have an idea of what you can afford.
Also when the time comes to put an offer in on a home you want to be sure you have the money available to you
since you are entering a legally binding contract.
